The Remy Hosted a Virtual ‘Open House’ – Resulting in 9 Leases!

Opportunity

The Remy, a LIVEbe community, wanted to put a spin on the good old fashion open house by making it 100% virtual. Historically, The Remy’s prospective residents usually have done their homework about the community online, however they want to see the entire community whether that is in person or virtually before signing a lease. The upside of using video is the convenience factor of saving time and not having to take time out of their day to drive to the community and physically see it.

For some, when prospective residents saw the community for the first time, learned that there might only be a few apartments of a specific floor plan, and sensed the enthusiasm from others on the open house – the community was even more enticing.

Jaymie Martin the Community Director of The Remy said, “We recognized during our open house – with so many people participating – that it created a sense of urgency to lease in some of the prospects. The interaction of the group and our staff created a kind of a buzz.”

Solution

The Remy implemented Realync to create and host video tours enabling their dream of taking the normal in-person open house to completely virtual in a convenient, professional, and effective way. The Remy found Realync as an easy and convenient fit for its overall marketing strategies. Martin pleasantly pointed out that this first virtual open house cost next to nothing in additional expenses – only staff time.

“Had we done an in-person open house, we would have had to spend money for food and decorations,” Martin says. “Typically, for these events, we’d have about 15 prospects show up. We got 51 virtually!”

The apartment community mimicked “The Price is Right” game show – calling it, “The Remy is Right” — complete with theme music and the oversized name badges contestants wear on the popular televised game show.

The Remy hosted the live virtual tour open house with Lindsey De La Cruz, a member of the leasing team, as the “tour guide”. Lindsey greeted the viewers outside the community’s front door, then proceeded to conduct a friendly and up-beat walking tour of the main lobby area. She then walked to other parts of the community, including one of the community’s 75 apartment-home floor plans and amenity areas. Staff members were stationed strategically throughout the property, such as amenity areas, to provide further context and additional information.

To market the event, The Remy invited anyone who it was prospecting through its Instagram, Facebook and other channels during the past nine months.

Results

The 278-unit, eight-story property welcomed 51 participants at noon for its 16-minute recorded tour and had nine applications submitted by 4 p.m!

The virtual open house resulted in:

  • 77 clicks on the open house link
  • 51 people on the virtual open house video tour
  • 9 people filling out applications that same day
  • 8 of the applicants said they wanted a move-in date that month
  • 4 more attendees filled out applications in the few days afterward

Vision

The Remy wants to conduct additional open houses from the proven success of this one and will collaborate on ways to do a hybrid event, part live and part recorded, as well.

Jaymie says, “We have unit inventory to fill and our team and our goal is to hit some big numbers. When our team first talked about trying an open-house concept, we considered how to broadcast it. We looked at FaceTime, Facebook Live and Instagram Live. We quickly realized that the biggest touring benefit we’d get from Realync is that we have all of our videos shot in one library and at our fingertips during a tour. So, if we started showing a unit style or an amenity that our prospect was not interested in, we could easily click over to another video of what they wanted to see.”

The Remy assigned their staff cellphones and gave those numbers out during the tour for prospects to ask specific or more personal questions. Prospective residents were then able to text the staff directly during the open house and receive individual attention without compromising the privacy of the leasing team.
