Who says a sidewalk can’t be exciting? One district manager turned a simple update about a new sidewalk into a community highlight, earning hundreds of clicks and plenty of laughs from residents.

Meet Jennifer Stonequist, a former property manager and now district manager with PRAXM Management, who’s rethinking how to connect with residents. Using Realync, Jennifer found a fun and creative way to keep her community engaged. Read on to learn about her approach to using video content to make even the smallest updates stand out.

Using Personalized Video in Leasing

Kristi Fickert, a multifamily marketing expert, interviewed Jennifer about her use of video with Realync. Kristi started by asking Jennifer how she set in motion her use of personalized video in showcasing apartments.

When Jennifer took over a newly constructed property two years ago, she began creating detailed video tours of each unit, known as unit-level video tours. This strategy was a company-wide initiative for PRAXM. These videos, integrated into an interactive website map, allow prospective residents to explore specific units and their exact locations online. This innovative approach enhanced the leasing experience, setting a new standard for virtual touring.

Kristi dug deeper to understand how Jennifer uses video and the Realync platform outside of leasing.

Using Personalized Video in Resident Engagements

Jennifer doesn’t shy away from competition; she says, “I thrive on competition.” So, to hit monthly goals, she thought of innovative ways to get her residents’ attention.

Jennifer shared a standout example: “After installing a new sidewalk, I avoided a typical email update, and instead, I had a leasing agent film a lighthearted video of myself running on it, inviting residents to watch your property manager run.” The playful approach resonated with residents, earning high engagement, views, and laughs. “Apparently, it’s hilarious to people to watch a property manager run!” Jennifer said laughingly.

Kristi praised the strategy, highlighting how it communicated updates while showcasing Jennifer’s personality and reinforcing the value added to the community. Jennifer noted that such videos, especially those promoting resident events, consistently drive strong engagement on social media, making updates both fun and impactful.

Using Video Across The Entire Resident Lifecycle

When asked for advice on using personalized video, Jennifer kept it simple: “Just start.” She explained that it’s all about authenticity and involving the whole team so the property manager doesn’t have to do it alone.

One of her favorite examples was a fun video starring their maintenance supervisor. The video showed residents the right way to use the trash compactor, turning a common annoyance into something entertaining and helpful. Kristi pointed out how these videos not only solve problems but also boost renter satisfaction and make a real difference. She praised Jennifer’s creative and collaborative approach—and so do we!
